One subcontractor, six interior scopes, from your quote to close-out

City Commercial Drywall & Firestopping Ltd. is a commercial interior subcontractor in Surrey, BC. Steel stud framing, insulation, drywall, taping, acoustic T-bar ceilings and firestopping for general contractors and construction managers, backed by 10+ years of industry experience.

Who do we work for?

General contractors and construction managers, mostly — plus developers and building owners buying their interiors direct. We carry steel stud framing, insulation, drywall, taping, acoustic T-bar ceilings and firestopping on commercial, retail, institutional, industrial and multi-family or mixed-use projects, and 10+ years of industry experience means we price, sequence and close out to what a commercial construction schedule expects.

Learn how we operate

  1. We read the assembly schedule before we quote

Pricing interior work by the square foot hides the parts that cost time: the rated walls, the shaft walls, the ceiling heights, the penetration counts. We price by scope, name the assemblies we have assumed and state what is excluded, so your buy-out comparison is like for like.

  2. We sequence our scopes around your other trades

Framing goes up and stays open for mechanical, electrical and sprinkler; we come back to insulate, board, tape, hang ceiling and firestop what they ran through. Our foreman agrees that sequence in your coordination meetings, so nobody behind us is waiting on a wall that was closed too early.

  3. We staff to your schedule, and work safely doing it

Crews are sized to the floor plan and the release dates rather than to a fixed headcount, and we work to your site's safety program — current certification for the equipment our people run, documented hazard assessments and toolbox talks, and one foreman as your superintendent's point of contact.

  4. We inspect our own work

Framing, board, finish level and every firestop penetration are walked and checked before anyone else sees them. Where a condition has no tested and listed firestop system we request a manufacturer's engineering judgement in writing first. Finding our own misses is cheaper for everybody than finding them on a consultant's report.

What do we self-perform?

All six scopes, with our own crews. You can buy them as one interior package or tender them separately — the pricing, the foreman and the warranty are the same either way.

Steel stud framing

Interior and exterior stud walls, shaft walls, bulkheads and soffits, framed from your architectural set and left open for the services behind us.

Insulation

Batt, thermal and sound attenuation insulation, plus suspended sound baffles — installed tight to the deck so demising walls hold the acoustic spec they were drawn to.

Drywall

Wall and ceiling board, abuse-resistant and fire-rated systems, hung to the assembly schedule with the layer count, screw pattern and joint stagger the listing calls for.

Taping

Taping, mudding and joint finishing to the specified level of finish, with our own tapers following our own boarders so the handover between the two is ours to manage.

Acoustic / T-bar ceilings

Suspended T-bar grid and acoustic tile, perimeter trim and rated ceiling assemblies, set out to the reflected ceiling plan and coordinated with sprinkler, diffusers and lighting.

Firestopping

Through-penetration firestopping, fire-rated joints and head-of-wall conditions. We primarily install Hilti firestop products, with installers trained on Hilti firestop systems.
