Interior and exterior stud walls, shaft walls, bulkheads and soffits, laid out from your architectural set. We frame to the rated detail and sequence partitions so mechanical, electrical and sprinkler can get in behind us without rework.
Batt, thermal and sound attenuation insulation, plus suspended sound baffles on open-ceiling designs. We install tight to the deck rather than stopping at the ceiling line, which is what holds an office demising wall or a tenant suite to its acoustic spec.
Interior and exterior board, ceiling board, abuse-resistant and fire-rated systems, hung to the assembly schedule. On a rated wall the board is part of the assembly, so layer count, screw pattern and joint stagger are built to the listing — they are inspected items, not details.
Taping, mudding and joint finishing to the level of finish your specification calls for — Level 4 for standard paint, Level 5 where critical lighting or a dark colour will show every butt joint. Our tapers follow our own board crews, so the handover between the two is ours to manage, not yours.
Suspended T-bar grid and acoustic tile, high-NRC and high-CAC lay-in systems, perimeter trim, rated ceiling assemblies and ceiling repairs in occupied space. Grid is set out to the reflected ceiling plan and coordinated with sprinkler heads, diffusers and light fixtures before the first wire is hung.
Through-penetration firestopping, fire-rated joint systems, head-of-wall conditions and the mechanical and electrical sleeves through a rated assembly. We also read the assembly schedule up front and flag the conditions with no listed detail, so a judgement is requested before the floor is boarded rather than after an inspector finds it.

We work for general contractors, construction managers, developers and building owners on commercial, retail, institutional, industrial and multi-family or mixed-use projects across BC's Lower Mainland.
Yes, and most of our work is awarded that way. One subcontract from framing through firestopping means one foreman in your site meetings, one schedule to track, one set of RFIs and submittals, and no seam between trades for a defect to fall into. We also bid single scopes where that suits your buy-out.
We frame and leave the walls open, let mechanical, electrical and sprinkler run their services, then come back to insulate, board and firestop the penetrations they made. Our foreman attends your coordination meetings and works to your look-ahead, so the sequence is agreed before crews are on the floor rather than argued about after.
We size crews to the floor plan and the release dates rather than to a fixed headcount, and work in whatever phased or floor-by-floor sequence your schedule sets. If an area opens early we move onto it; if a date is at risk you hear it at the coordination meeting, not on the day it is missed.

We work to the site's safety program rather than running a parallel one of our own. Crews arrive with current certification for the equipment they operate, hazard assessments and toolbox talks are documented daily, and our foreman is the single point of contact for your superintendent on lift bookings, hot-work permits and shared access.
We primarily install Hilti firestop products, and our installers are trained on Hilti firestop systems. Conditions are installed to a tested and listed firestop system (e.g. UL), or to a manufacturer's engineering judgement where no tested system applies, so the detail on your wall matches the detail in the submittal.
